Pete Kutzer, Managing Partner
Pete Kutzer is a co-founder and Managing Partner of Edgewood Realty Partners, LLC. Edgewood is a private
real estate investment firm which, along with its partners, acquires, invests in, develops, manages and
disposes of high-quality commercial investment properties in the western United States. Edgewood
and its partners frequently seek to add value to their investments by employing creative property
improvement, repositioning, and/or capital markets strategies.
Mr. Kutzer also serves as president of The Kutzer Company, a real estate property management company founded
in 1992, which actively manages approximately 1 million square feet of commercial property.
Mr. Kutzer received a B.A. in economics from the University of California at Berkeley, and an M.B.A. from the
Harvard Business School. Mr. Kutzer was formerly employed in the real estate investment banking group at Morgan
Stanley & Co. in Los Angeles. He also previously held research positions at Kidder, Peabody & Co. and at CB
Richard Ellis. Mr. Kutzer is a member of the International Council of Shopping Centers, and serves as President of
the Board of Directors of the Armory Center for the Arts, and as Vice President of the South Pasadena Preservation
Foundation. Mr. Kutzer has held leadership positions on numerous boards and charitable organizations, including
the Institutional Review Board of Huntington Memorial Hospital, Young & Healthy, and as President of the Board
of Education of the South Pasadena Unified School District. He is also actively involved in youth athletics.

Joseph P. McNulty, Principal
Joe McNulty is a co-founder and principal of Edgewood Realty Partners, LLC. Edgewood is a private real estate investment firm which, along with its partners, acquires, invests in, develops, manages and disposes of high-quality commercial investment properties in the western United States. Edgewood and its partners frequently seek to add value to their investments by employing creative property improvement, repositioning, and/or capital markets strategies.
Prior to co-founding Edgewood, Mr. McNulty was a Partner with the Real Estate Consulting Group of Deloitte & Touche. During the span of a 15 year career with Deloitte, he held a variety of different management positions, overseeing a broad spectrum of real estate consulting projects for clients in the Western U.S., serving property owners and investors, financial institutions and investment banks.
Mr. McNulty most recently managed the disposition of the landmark Ambassador College Campus in Pasadena, including the famed Ambassador Auditorium. Mr.McNulty served as the exclusive financial advisor to the property owner, the Worldwide Church of God. Mr. McNulty was responsible for all aspects of the disposition program, and was the owner's lead negotiator in completing the transactions.
Mr. McNulty's final assignment while with Deloitte was to perform a workout and recapitalization of a failed 1,000 acre private golf course/residential development in La Quinta, California.
Mr. McNulty is a graduate of the University of Southern California, holding both a Bachelors of Science in Finance and a Masters of Business Administration.
